
      
Distressed Property
The Distressed Status selection in the COMP Custom Search Screen allows you to include distressed properties in your search (default setting), exclude distressed properties from your search, or search only for distressed properties. To run a search using the Distressed Status selection, once you have logged in, click on COMP Custom search either from the front page of RE Records Search www.rerecordssearch.com, or select COMP Custom from the top navigation bar.
Begin your search by determining if distressed properties should be included or not. The default setting is to include distressed properties, so all properties will be included. If you select "Do Not Include Distressed" all properties that are currently considered to be in distress will not be included in your search. If you select "Show Only Distressed" your search only include properties that are currently considered to be in distress.
Continue selecting your additional search criteria as you normally would and click on "Search" to get your search results.
*User tip: Are foreclosures impacting your market area? RE Records Search can help answer this question. To determine distressed property density of a town, run a COMP Custom search selecting "Include Distressed", then select your town, and if desired select property use (single family, condominium, etc.). Click Search. You will get a screen telling you how many properties meet your search criteria and that it is greater than 300 so you must refine your search. However, what this number is telling you is the number of properties in the selected town (and if you selected a property use this number will be the number of that type of property - single family, condo, etc.). Write the number down. Run the same search again, only this time select "Show Only Distressed". You will get a screen telling you how many distressed properties match your criteria. Divide this number by the first and this will give you a distressed property density ratio for that community. You can do this for other communities to compare how foreclosures are impacting neighboring towns.
