The "Find Foreclosures" button allows you to search for distressed properties in proximity to a specific property. Once you have searched for and found your "starting" property, click on the "Find Foreclosures" button at the top of the record display.
The Find Foreclosures search screen will appear. Here you may select the distance parameter from your starting property. Choices are ½ mile up to 10 miles. You can also select to keep your search within town boundaries or to expand beyond town lines by un-checking the box that says "include only properties in current town".
For "Find Foreclosures" it is not necessary to enter any additional search criteria. In fact, leaving the search criteria selections blank will allow you to see all distressed properties in proximity to your "starting" property. We recommend either leaving the selections blank or selecting specific use codes. For example, if your "starting" property is a condo, you may only want to see other condos that are in distress. If you enter a sale date or sale price, you will only find properties that are currently in distress, but have also had a sale within the time period and price range you selected. Quite often the only properties in distress with a recent sale are REO or lender owned properties. All other search criteria are also optional and include building style, use code, assessment, and property characteristics.
Once your selections are made, click on "Search". You will get a summary screen telling you how many properties matched your selection criteria. If you are happy with the number of results, click on "Continue". If you would like to revise your search, click on "Try Again". Your result set will display all properties that match your "Find Foreclosures" selection criteria.
